Know what you're paying for

Four methods do most of the heavy lifting in commercial site cleaning — and they are not interchangeable. These guides explain what each one actually does, when it's the right call, what it costs you to skip it, and the questions worth asking any contractor before you sign.

Written by

Mark Scull and the Wombat Sweepers crew — sweeping and scrubbing since 2003, sweeping and scrubbing car parks, warehouses, roads and construction sites across South East Queensland.

Wombat Sweepers mascot drives a branded street sweeper truck along a Queensland road

Street sweeping explained

Truck-mounted sweeping for roads, estates, civil works and construction access. How mechanical, vacuum and regenerative-air sweepers differ, what stormwater rules mean for your site, and how often a road really needs doing.

Wombat Sweepers mascot drives a ride-on sweeper through a multi-level commercial car park, sweeping a clean stripe through grit

Commercial sweeping explained

Ride-on, walk-behind and handheld sweeping for car parks, warehouses, factories and shopping centres. Dust filtration, machine sizing, dry versus wet debris, and why sweeping comes before scrubbing every time.

Wombat Sweepers mascot drives a ride-on floor scrubber lifting grey grime from a concrete warehouse floor, a striking before/after stripe

Floor scrubbing explained

What a scrubber actually removes that a sweeper can't: tyre rubber, oil film, sealed-floor build-up and construction residue. Pads versus brushes, water recovery, slip resistance and hand-over cleans.

Wombat Sweepers mascot high-pressure cleans with a rotary surface cleaner on a paved commercial walkway

High pressure cleaning explained

Pressure, flow and heat — the three numbers that decide whether a surface gets clean or gets damaged. Surface cleaners versus wands, gum and oil removal, and how to keep wash water out of the drain.

Quick answer

Which method does your site need?

Most sites need two of the four. Find the problem you actually have, then read the matching guide.

The problem

Loose grit, leaves, litter

Debris you could pick up with a broom, spread across a big area. Sealed or unsealed, indoors or out.

Sweeping →
The problem

Grey, greasy, stuck-on floor

Tyre marks, oil film and traffic grime bonded into concrete. Sweeping it does nothing — it needs water, chemical and mechanical action.

Scrubbing →
The problem

Stains, gum, mould, spills

Marks on paving, entries and walls that need force and heat in a spot a machine can't reach.

Pressure cleaning →
The problem

Mud tracking onto the road

Truck movements carrying spoil off site. A compliance problem before it's a cleaning one.

Street sweeping →
The problem

Handing over a new build

Slurry, dust and render splatter over a whole floor plate, with a deadline. Sweep, then scrub, then detail.

Start with scrubbing →
The problem

Dust complaints from neighbours

Fine material going airborne every time a vehicle moves. Filtration and water suppression matter more than brush pressure.

Five questions worth asking any contractor

We'd rather you asked these of us and got straight answers than found out after the invoice.

Ask us instead
  1. What happens to the debris and water?

Legitimate operators capture and dispose of spoil and recover wash water. Hosing it to the nearest gully is someone else's problem until it's yours.

  2. Which machine is coming, and how wide is it?

Sweep path and turning circle decide whether a job takes four hours or nine. A machine too big for your aisles will leave edges behind.

  3. Who does the edges, corners and kerbs?

Ride-on machines can't reach everything. Ask whether handheld detail work is in the price or a variation.

  4. What's the plan if it rains?

In Queensland this matters. Sweeping wet material clogs filters; pressure cleaning in a downpour is wasted money. You want a re-book policy in writing.

  5. Can I see the site documentation?

Insurances, inductions, SWMS and licences. If it takes more than a day to produce, that tells you something.
